Repairs on short sales
If you are perusing a short sale you must be aware of the condition of the property and understand that most banks generally will not make repairs to the property. The short sale purchase agreement is an AS-IS WHERE-IS transaction. However, if the appraisal or home inspection reveals that the roof needs to be replaced or some other major appliance like a water heater needs to be replaced it is unlikely that the bank will pay for it.
